Canada vs US Mortgage Rate Comparison
General information only, not personalized financial or investment advice.
Canada's posted 5-year conventional mortgage rate against the US 30-year fixed mortgage rate, plotted together. These are each country's standard mortgage product, not equivalent terms — Canadian mortgages typically renew every five years at the prevailing rate, while a US 30-year fixed rate is locked for the full loan. The comparison is directional, not a spread to convert directly. Both are published weekly, not daily.

Methodology
Canada's series is the Bank of Canada's Valet API, series V80691335 — the posted 5-year conventional mortgage rate offered by Canadian chartered banks, published weekly. The US series is Freddie Mac's Primary Mortgage Market Survey, via FRED series MORTGAGE30US — the US 30-year fixed-rate mortgage average, also published weekly. Because both terms and compounding conventions differ between the two countries (see the mortgage payment calculator's dual-convention handling), this page shows the two headline rates as published rather than converting one into the other's terms.
